Roof Inspection Service

Roof Inspections

Ironically, one of the largest features of a house is one that rarely gets a second thought, that is, until an issue arises, and then your roof can evoke feelings of dread, fear, and dollar signs. The national average to replace one is around 8,000 dollars, but depending on the size and materials, it can be over thirty thousand dollars. With proper care, however, it can last up to 100 years. Regularly scheduled roof inspections are an important part of a home maintenance plan to ensure time and the elements don't detract from the lifespan. The National Association of Homebuilders suggests an inspection every three years.

While the terms "estimate" and "inspection" are looked at in the same light by homeowners, they are quite different in scope. An estimate generally involves a technician getting up on the structure and looking for visible signs of damage. At Double J Roofing and Construction, estimates are free. Our inspection service is much more comprehensive. We can start with your home's ventilation system. Without proper ventilation, cold or hot air gets trapped in the attic resulting in a shortened lifespan for the roof. The Department of Housing and Urban Development suggests a minimum of one square foot of ventilation per 300 square feet of floor space in the attic.

We go through the inside of the property and search for water stains, discolored walls, spots where water stains may have been painted over, rotted wood, and the musky smell of mold. Once we get on the roof, we check for places where there is sagging or unevenness and a thorough look at the fascia, gutters, and soffits. We inspect chimneys for missing grout, cracks, missing bricks, and caps. While walking the roof, we look for broken or missing tiles and shingles, rust, damaged flashing, and wherever an object penetrates the roof, like skylights.

Some of the common issues we find that cause leaks are storm damage, improperly struck nails, improper drainage, vegetation growth, damage caused due to improper cleaning, and father time. Once the inspection is completed, we share the findings and present your options. Our experts can help you weigh repairs versus replacement. In some cases, replacing torn or damaged shingles can give you another 10-15 years of life. However, we consider its age because for a roof nearing the end of its life, the repairs may be a costly short-term fix. If a replacement is in order, we can help you choose whether the old roof requires a partial or complete removal or if the new material can be laid over the old. We can also present multiple options for colors, materials, style, and price.
